Middletown Township supervisors unanimously approved a lot consolidation and land‑development plan for Jefferson Avenue on Feb. 5, authorizing subdivision into two R‑2 lots for single‑family homes.
Benjamin Barland of Holmes Cunningham Engineering presented the application for applicant Ricardo Santos (Santos LLC). He said the plan would combine three contiguous parcels into two lots and construct one detached single‑family dwelling on each lot, each served by public sewer and water and individual subsurface stormwater systems designed to comply with township ordinance. The presentation noted a requested waiver to avoid installing curb and sidewalk along the lot frontage given the lack of sidewalks in the neighborhood, though the developer indicated it would contribute toward comparable sidewalk costs.
The planning motion that carried required the applicant to comply fully with the township subdivision and zoning ordinances unless relief was granted by a body having jurisdiction, to address remaining review comments, and to install curbs and sidewalks along both sides of the proposed land development.
The board approved the motion and carried the vote 5‑0. Township staff noted the application had review letters from the township engineer, traffic engineer, Bucks County Planning Commission and the Fire Marshal and said the applicant will address those comments during the land‑development process.
