Eastern Summit County Planning Commission members voted to recommend approval of the Western Sky two‑lot subdivision after staff reported outstanding technical concerns had been addressed.
Tiffany, a county planner, told the commission the 40‑acre property (parcel NS227H) had been the subject of a prior hearing and that staff had collected additional materials the applicant provided. Septic feasibility tests had been carried out at four discrete sites across the two parcels (NS227F and NS227H), and the county reported no immediate percolation issues; Tiffany said a plat note requires that wastewater permits and septic approvals be demonstrated before any building permits are issued. Tiffany also told the commission that East Wanship Road is classified as a Class B county road and that a recorded variance and engineered driveway design remain in effect for existing access.
Staff reviewed county section maps and deed descriptions and reported the cross‑parcel access appears to fall within a recorded right of way on parcel NS227L; an on‑ground corner and a surveying check matched the county description of roughly 136 feet. Based on these findings, staff recommended approval subject to the findings and conditions listed in the staff report.
A commissioner made a motion to approve the recommendation, it was seconded and the commission approved the motion. The staff report and the plat note requiring septic approval prior to building permits were attached to the commission record.
The commission moved on to the next agenda item following the vote.
