Eastern Summit County Planning Commission members voted to approve a third amended plat for Stewart Ranch Park Subdivision No. 2 that modifies the northern boundary of Lots 5, 6 and 7.
Tiffany, planning staff, summarized the proposal: authorized representative Jonathan Clyde submitted a request to vacate approximately a 20‑foot strip along the north side of Pratt Lane and convey that strip to the Pratt Cabin Trust (owners have used the strip since the 1960s). The amendment also relocates a utility easement along the southern boundary of the lots; staff reported no utilities currently occupy the easement and no construction has occurred since the prior 2017 amendment. Staff notified property owners within 1,000 feet and reported no public comment to date.
John Glass, the applicant’s authorized representative, told the commission the involved parties have cooperated on the adjustment and that there are no outstanding disputes from the applicant’s perspective. A commissioner moved to approve the plat amendment subject to the findings of fact, conclusions of law, and conditions in the staff report; the motion was seconded and the commission approved the amendment.
The commission’s approval will allow the boundary shift to be recorded once the specified conditions — including concurrent completion of the boundary line adjustment outside the subdivision — are satisfied.
