The commission considered a conditional-use permit for a 4,700-square-foot accessory building on Lot 2 of Cottonwood Canyon Subdivision presented as accessory to a planned single-family residence.
Staff said the accessory building is intended for private storage and that a primary residence building application is also in process. The applicant's team and staff represented that the project complies with applicable standards and staff recommended approval.
A neighboring property owner who identified themself on Zoom as **** Stoner said recent grading created a cut more than 10 feet deep within a foot of their fence line and requested an engineered, county-accepted retaining wall to protect their property. Staff and the applicant said a rear perimeter retaining wall is proposed, that the excavation stopped when the wall exceeded the planned 4-foot height, and that a building permit and structural engineer sign-off will be required.
A motion to approve the Taylor accessory-building CUP "subject to the findings of fact, conclusions of law, and conditions of approval" passed unanimously by voice vote.
Next steps: the applicant must obtain building permits for the retaining wall and finalize structural-engineer documentation as part of permit compliance before construction proceeds.
