The Snyderville Basin Planning Commission approved a plat amendment for the Elk Springs subdivision in the Silver Creek Village Center and, in a separate action, recommended the related development-agreement amendment to the Summit County Council.
Planner Jennifer Strader explained the amendment is intended to correct and harmonize setback language after recording: several curved lots could not accommodate a front-setback zone because the original plat used identical minimum and maximum front-setback values. The proposal reduces the minimum front setback from 20 feet to 15 feet for specified lots so they can meet the intended front-setback zone while remaining consistent with the balance of the village center.
Strader said the change affects no increase in lot count (125 lots total) and that staff had received no public comments on the amendment. The commission approved the plat amendment based on staff findings, conclusions of law and recommended approval of the development-agreement amendment to the County Council; both votes carried on unanimous voice vote.
The development agreement amendment (project 203-187) implements the same setback revision for parcels 31.1 and 31.2 and will proceed to County Council for final action. Staff noted additional work remains for the DA step but that parcel-specific corrections are administrative in nature and intended to ensure consistent implementation when building permits are requested.
