The Snyderville Basin Planning Commission approved a conditional use permit on Jan. 9, 2024, for a major accessory building at 8044 North Redden Road in Silver Creek.
Planner Jennifer Leslie said the proposal would attach a 36-by-36-foot addition to an existing agricultural barn, bringing the total accessory building area over 2,000 square feet — a threshold requiring a CUP in the rural-residential zone. The applicant indicated the structure will be a wood-sided, low-impact pole-barn-style addition with no second-floor residential space and no accessory dwelling unit proposed; the owner intends to seek a state agricultural exemption for building-permit processing where allowable.
Staff recommended approval with conditions clarifying private use only (no commercial use) and confirming the Park City Fire District’s requirements. Commissioners had no public comments or substantive objections and voted 7–0 to approve the CUP based on the findings and conditions in the staff report.
The conditions require that the structure remain private (no commercial activity), any change of use be separately reviewed, and that no accessory dwelling be created. Planning and engineering permits remain applicable where the state agricultural exemption is used for building permits.
