The Snyderville Basin Planning Commission on Nov. 14 approved project 23-129, a conditional use permit for a 2,700-square-foot major accessory building — designed to resemble a barn — on a roughly 2.5-acre lot at 7914 North Greenfield Drive in the Silver Creek Estates subdivision.
Planner Jennifer Leslie told the commission the accessory building’s footprint (including overhangs and concrete pads) is just over 4,000 square feet and the tallest point is 25.5 feet. Staff found the proposal meets setbacks and complies with standards for approval, and noted wetlands on the site were previously mitigated; the proposed new drive area is about 200 feet from delineated wetlands.
Jennifer Leslie said service-provider reviews produced two recommended conditions, including a fire district request that the garage not be constructed to include an accessory dwelling unit (ADU) or commercial uses because accommodating an ADU would require widening the driveway. The applicant confirmed the driveway extension will use road base and gravel, not asphalt, which matched the commission’s preference.
A commissioner moved to approve the CUP with staff findings and an additional condition requiring the driveway extension be a fibrous (non-asphalt) surface verified by county staff; the motion was seconded and passed on a unanimous roll-call vote. Commissioners John, Thomas, Diane, DJ, Chris and the chair voted "Aye." The commission recorded the condition in the approval.
The conditional use permit approval permits the accessory-building land use subject to the conditions described; building permits and final verification of conditions (driveway surface, service-provider requirements) must be completed through the county’s building-permit process.
