The Snyderville Basin Planning Commission on July 11 approved a plat amendment that vacates 3.167 acres from Lot 1 of the FJ Gilmore Subdivision and adds it to Lot 10 of the Marketplace at Silver Creek, with a smaller 0.111‑acre exchange moving back into the FJ Gilmore parcel. The change, recorded as project number 22‑256, will provide county right‑of‑way for planned roundabouts and other frontage improvements along the Silver Creek frontage road.
Senior Planner Jennifer Strader told the commission the adjustment was prompted by updated county plans for roundabouts and related road work that required slightly more right‑of‑way than shown on the earlier plat. “This exchange of property is due to a real estate transfer agreement between Summit County and the Marketplace subdivision, and the property is intended to be used for right of way for the county,” Strader said during her presentation.
An applicant representative, identified in the record as Mr. Singh, spoke at the public hearing and voiced support for the change, thanking county staff for working through a “very complex and lengthy” transaction and saying the improvements will “greatly improve the situation for transportation and traffic” at the Silver Creek Drive/Old Highway 40 exit.
Commissioners asked clarifying questions and staff confirmed the current proposal differs only slightly from an earlier version (3.167 acres vs. 3.22 acres previously proposed; 0.111 vs. 0.12 acres). After discussion a commissioner moved to approve the plat amendment per the findings and conditions in the staff report; the motion was seconded and passed by a 6–0 tally.
The Planning Commission’s action approves the plat amendment at the commission level; staff will carry the record and recommendation forward to County Council as required for the county’s administrative and record‑keeping steps. The applicant and project files list the proposal as an administrative process under project number 22‑256. The commission did not attach additional conditions beyond those in the staff report.
The commission’s decision concludes the planning‑level review; any changes to the right‑of‑way design or sequencing of the roundabout work will be addressed in subsequent engineering and county public‑works processes.
