Planning commission approves plat amendment to combine lot and parcel in Silver Springs 1A

The Snyderville Basin Planning Commission voted 5–0 to approve a plat amendment to combine a lot and a parcel in the Silver Springs 1A Subdivision, formalizing a previous deeded configuration, the county planner told the commission.

County planner Maddie McDonough told the commission the applicants (identified in the record as Greg Schmidt and Josephine — transcribed as "Fly or Faye") own the land and seek to combine PP98A-4 with Lot SLS 48 and perform a lot-line adjustment so the two resulting lots match the originally proposed configuration. McDonough said an earlier 2021 approval was revised because of an unforeseen lienholder issue; today's request returns to the original, staff-recommended plan and was reviewed under administrative project number as shown in the staff report.

McDonough recommended the commission review the application, conduct a public hearing and vote to approve the plat amendment "according to the findings of fact, conclusions of law, and conditions of approval in the staff report." The chair opened the public hearing and recorded no public comments.

After no commissioner clarifying questions, a commissioner moved to approve the proposed amendment per the staff findings and conditions; the motion was seconded and approved by voice vote, with the roll call recorded in the transcript as Thomas, Diane, McKenna, Chris Kirby and the chair voting "aye." The commission recorded the approval as a 5–0 vote.

The approval forwards the administrative plat amendment per the staff report; the staff packet includes the findings, conditions and the legal descriptions for the affected lots. No further action was recorded at the meeting on related zoning or rezoning for the broader area.

The commission moved on to the next agenda item after the approval.
