Parlier City Council voted to approve two tentative parcel maps on Oct. 19.
Planning staff presented Tentative Parcel Map 2023‑01 to split an 11,300‑square‑foot parcel at Stanislaus and J Streets into two parcels and recommended a Class 15 CEQA minor‑land‑division exemption; no public opposition was raised and the council approved the map by voice vote.
The council also considered Tentative Parcel Map 2023‑02, an adjacent property subdivision of about 7,400 square feet into two parcels. Staff noted the site contains existing buildings adjacent to the proposed parcel line and recommended that a 10‑foot public utility easement be shown on the final map but not accepted by the city as a dedication until future redevelopment removes the building that sits within the easement area. The council approved the tentative map and the staff‑recommended approach on the easement notation.
Staff said the approval includes standard final‑map conditions and that the easement notation will appear on the recorded map as "offered for dedication but not accepted" so any future purchaser is aware of the easement status.
Next steps: applicants will record final parcel maps consistent with conditions of approval and the city will monitor required final map submittal and utility‑easement actions when redevelopment requires acceptance.
