The Citizens Board of Review voted to uphold the assessor’s valuation for the condominium unit at 2635 Esker Drive after hearing testimony from owner Dennis Weierbeck and a presentation from the assessor’s office.
Weierbeck argued the complex’s recent sales support a lower assessment — he cited three sales and said most comparable units showed main-level pricing around $249–$250 per square foot and that units without finished lower levels should not be compared to those with finished lower levels. “My appeal to you is to reduce my assessment to about $392,000,” Weierbeck said, basing the figure on $250 per square foot of main-level area.
Assistant Assessor Bill Meyer presented sales the assessor relied on (time-adjusted prices producing a range of roughly $268–$313 per square foot) and concluded the subject at $265 per square foot was reasonable; the assessor recommended no change.
Board members discussed whether 2023 sales can be used to value property as of the Jan. 1 lien date and the adequacy of adjustments presented to make certain comparables truly comparable. The motion to uphold the assessor’s valuation carried by majority in a roll-call vote with Jonathan Corbett, Adam Woliquet and Mary Ann Ratushik voting aye and Justin Reichert voting nay.
