The Citizens Board of Review sustained the assessor’s current valuation of $476,200 for the property at 1907 Tumbleweed Circle after testimony from Robert and Linda McDonald and a presentation by the assessor.
The McDonalds provided an appraisal and a set of highlighted comparables they said were the closest matches to their three-bedroom ranch with a partially finished basement. They argued nearby sales under $400,000 and an appraised comparable at about $433,595 show the assessor’s figure is out of line, and they urged a reassessment.
Assistant Assessor Bill Meyer reviewed four time-adjusted sales used in the assessor’s analysis and presented a market range of $267 to $284 per square foot; he concluded the subject at $274 per square foot was reasonable and recommended no change.
Board members discussed differences in basement types (walkout/exposed versus standard below-grade basements) and the limits on using sales that closed after the Jan. 1 lien date. After deliberation the board accepted the assessor’s findings in a roll-call vote with Jonathan Corbett, Justin Reichardt, Adam Malaket and Mary Ann Ratuschik voting in the affirmative.
The board noted owners may continue discussions with the assessor’s office, seek open-book review or present additional evidence at a future review or revaluation cycle. A signed determination will be mailed to the property owners.
