Planning board approves detached accessory apartment at 32 Perry Road

The Bedford Planning Board on April 29 approved a conditional use permit allowing a one‑bedroom detached accessory apartment at 32 Perry Road.

Applicant Harriet Fink told the board the unit will be incidental to the principal single‑family dwelling, have a gross floor area under the 1,000‑square‑foot limit, be served by an existing NH Department of Environmental Services‑approved septic system and provide two dedicated parking spaces in addition to the property's two‑car garage. She said the apartment will be in the rear yard and will not be subdivided or sold separately.

Planning Board member Priscilla Malcolm moved to grant the conditional use permit, citing the application materials and the board’s findings that the nine zoning criteria were met. Steve Clow seconded the motion. After brief questions about a small interior expansion from about 792 square feet to include a hallway, the board voted in favor and the motion carried.

The approval is subject to conditions required by staff: submission of a building permit for review and approval by the building department before issuance of a certificate of occupancy, and payment of school and recreation impact fees per Article 1.20 of the Land Development Control Regulations.

The board’s action follows staff review concluding the application was complete and posed no regional impact. No members of the public spoke on the application during the meeting.

The applicant may proceed with permits and the project will return to building‑department review as required.
