The Bedford Planning Board granted sign waivers April 29 for a proposed Arrow Toyota dealership at 58 Eastpointe Drive, approving a combined package for building wall signs and monument signs after debating sign area, internal illumination and potential precedent.
Shane Oates of Independence Engineering, representing Group 1 Automotive, described a plan with five wall signs totaling roughly 81.78 square feet and two monument signs reduced to about 35.5 square feet each. He said the building’s long frontage (about 270 feet) and brand requirements drove the requested signage, and that illuminated panels would be on timers rather than continuously lit.
Board members pressed applicants to reduce the prominent Toyota brand panel. Several members said the cumulative area and an internally illuminated white wall panel pushed the design toward the ordinance limit; others noted the building scale and branding standards. The chair and several members suggested a compromise setting the Toyota brand panel at 96 square feet as an explicit allowance while keeping other directional and service signage minimized.
A combined motion to approve the performance‑zone sign table variances for up to about 81.78 square feet of wall signs and monument signs (adjusted in the meeting to 35.5 sq ft each) was moved and amended on the floor to correct monument sizes and to add the stipulation that the primary Toyota brand wall sign be limited to 96 square feet. The motion carried; the transcript records one nay by "Mister Newberry." The board discussed adding a stipulation reflecting illumination controls (timer to turn signs off after business hours) and noted monument signs will be set 10 feet off the property line per plan.
Staff and applicants agreed to provide night‑view details and clarified that internal illumination would be limited and timer controlled. The board sign approval acknowledged the site plan approval previously granted for the project and included findings the proposal is consistent with the intent of the performance zone and that the signs were reduced from earlier proposals.
The action authorizes the applicant to install signage consistent with the approved waivers and the square‑footage corrections and subject to any final conditions recorded in the administrative approval memo.
