The Breckenridge Planning and Zoning Commission on Feb. 24 approved a lot-line adjustment to reconfigure parcels at 105 North Rose and 317 West Elm, a change staff said would create a larger parcel adjoining City Hall and allow the city to clear an old rock house for additional parking.
Staff presented maps showing the current configuration and the proposed new lot lines; the presenter described the change as enlarging a parcel next to City Hall and observed the proposed layout "is coming down and doing this" to create the new shape. One commissioner noted the owner is effectively carving out a small parcel containing an old rock house, which could later be cleared and added to parking for the municipal campus.
The motion to approve the plat was made and seconded; the chair called for the vote and commissioners indicated assent. Staff and commissioners discussed that the parcel's future use and any demolition or site work would require the ordinary development-permit process.
The commission's approval addresses the land division and lot-line changes. Any demolition, grading, or new construction will require separate permitting and must meet the city's standards for setbacks, utilities and site improvements.
