Developers presented finish samples and a construction update to the Pompton Lakes Redevelopment Agency, and commissioners asked for a larger mock-up of the materials before final approval.
An agency representative said the developer had supplied examples of the exterior finishes. The presenter explained "these 3 elements are the same product, the cementitious board, just the different tonality. So the darker gray is gonna be on the lower residential levels. The lighter gray is gonna be the top crown or band predominantly. And then the intermediate gray is going to be on the foam bays along the legos," and identified proposed brick and cast stone for ground-level areas.
The developer said engineers had completed revisions to the plans and "they anticipate construction starting, May or early June." Commissioners said the material samples matched the rendering and requested a larger mock-up panel and mixed-batch brick samples to ensure color variation on site. The developer agreed to provide a full mock-up and to leave some samples for review.
Agency members asked to review the mock-up in daylight and confirmed the agency would take a final look before construction begins. Staff and the developer agreed the developer will email once the sample board is installed and that commissioners can view it informally in the retail/garage space rather than scheduling a formal hearing.
Next steps: the developer will deliver the larger sample board and notify agency staff when it is available for inspection; commissioners will reserve final material approval until they review the mock-up.
