A property owner at 1 Cannonball Road in Pompton Lakes asked the Redevelopment Agency about converting space into two additional one-bedroom apartments above an existing business.
The owner said he currently has four apartments and wants to add two more, describing the proposal as "I have 4 apartment, and, we I wanna have 2 more 1 bedrooms." Agency members said the property sits in the redevelopment zone and that the agency must approve plans before the planning board process.
Officials outlined required submittals: architectural elevations showing exterior changes, interior floor plans, parking analysis and a road/parking plan. One commissioner stated, "The 6 apartments just on itself need 9 spaces," and flagged potential fire-safety and sprinkler requirements. Staff said applicants must submit a formal application and escrow with the agency; those plans will then be carried to the planning board along with any agency comments.
Commissioners recommended applicants rehabilitate exterior features to fit neighborhood character, address vents and siding, and prepare the materials planning board reviewers will expect. Agency staff offered to provide guidance and reminded applicants that the materials needed for planning-board submission are largely the same as those the redevelopment agency requires.
Next steps: owner to hire an architect/engineer to prepare plans, complete a parking analysis and submit a formal application with escrow for agency review before proceeding to the planning board.
