Commission approves two family homes at Wild Avenue after neighbors raise light and parking concerns

The Planning Commission on April 29 approved a plan to demolish an existing dwelling, subdivide a 50‑foot lot into two 25‑foot lots and build two new single‑family homes at 231–235 Wild Avenue.

Planner Elton Wu presented the item and said the project proposes two code‑compliant single‑family dwellings with two off‑street parking spaces per unit and one bike parking space per dwelling. Jeremy Schaub of Schaub Lee Architects, representing owner Jerry Gallagher, said the project proposes two‑story family homes to match neighborhood scale and provides four bedrooms per house.

Neighbor Stacy Young spoke in opposition, citing outreach shortfalls and saying the proposed buildings would remove natural light for adjacent units and block long-held views toward the bay. "It does significantly reduce parking," she told the commission, and asked that the project be reduced to a single family home to better fit the block.

Commissioners discussed context and design. Commissioner Moore flagged the regularized massing and urged attention to context and variety, while Commissioner Diamond and others emphasized the benefit of family-sized housing. Commissioner Diamond moved to approve; the motion passed 7–0 with standard conditions.

Next steps: sponsor to meet standard conditions of approval and obtain building permits; staff will ensure the project meets residential design guidelines and the conditions imposed by the commission.
