Commission approves discretionary-review settlement and modifications for 485 Day Street addition

The Planning Commission on Sept. 8 voted to approve a discretionary review for a residential addition at 485 Day Street after the project sponsor and the doctor requester reported an agreement that included several design modifications.

Staff architect David Winslow summarized the discretionary-review request for a third-story vertical addition and rear horizontal addition including an accessory dwelling unit on an existing two-story house. Ryan Patterson, representing the doctor requester, described the negotiated changes: planter boxes added to increase roof-deck privacy, conversion of a third-floor balcony to a Juliet balcony, obscure/frosted hopper windows and a clerestory window to preserve neighbor privacy, a skylight for increased light to the affected neighbor, and agreement on a new paint color for the west-facing wall.

Patterson and project counsel confirmed the sponsor’s agreement to the amendments. Public comment included a brief inquiry about egress and code compliance; staff indicated DBI (Department of Building Inspection) review had been performed for the matter before the commission. Project counsel reiterated that the agreement was intended to allow the project to move forward and to limit appeals.

A motion to take discretionary review and approve the project as modified passed unanimously 5-0. Commissioners recorded that the approval reflected the modifications presented and that the modified plans would be submitted into the record.
