The Planning Commission approved a conditional‑use authorization on July 20 to convert a ground‑floor laundromat at 779 Bush Street into a bar, concluding the proposal would reactivate a long‑vacant storefront near Union Square.
Claire Feeney of the Planning Department explained the 2021 code amendment that requires a CUA for laundromat removals in order to confirm accessible laundry options remain within a community. She said there were no laundromats within 600 feet of the site and that, within a one‑mile radius, there are 17 laundromats and 15 commercial laundry facilities. The department concluded the proposed bar would complement downtown recovery goals by activating a vacant retail storefront.
Project representatives said the laundromat had closed because it was financially unsustainable. The building owner and sponsor argued a restaurant/bar use is the most feasible option in the Union Square area and that the new tenant has decades of local business experience and does not intend to operate as a nightclub or seek an entertainment permit.
Commissioners recognized the public‑service value of laundromats and expressed disappointment at closures but agreed that blocking reuse by preventing new businesses could discourage future investment. Commissioner Braun noted it is hard to operate laundromats profitably and that preventing change of use can make an area less viable.
The commission moved to approve the CUA with conditions; the motion passed unanimously, 6–0.
