The Bedford Planning Board on April 29 approved a conditional use permit to allow a detached accessory apartment at 32 Perry Road.
The applicant, Harriet Fink, told the board the unit would be incidental to the main single‑family dwelling, would contain one bedroom, and would not exceed 1,000 square feet. She said the septic system already had approval from the New Hampshire Department of Environmental Services and that the property provides sufficient parking, including two spaces in front of the accessory unit and a two‑car garage attached to the main house.
Planning Board member Priscilla Malcolm moved to grant the permit and said the application materials showed “substantial compliance with the criteria for granting the conditional use permit.” The board attached standard conditions: the applicant must submit a building permit for review and approval before issuance of a certificate of occupancy and must pay school and recreation impact fees as required by Article 1‑20 of the land development control regulations. The motion was seconded and the board voted to approve it.
Board members asked only brief clarifying questions about the interior layout and the applicant confirmed she would reconfigure an interior hallway to include the apartment but would not expand the building beyond the permitted apartment area.
The board recorded its finding that the proposal complies with Section 2‑75‑21(j) of the zoning ordinance and incorporated meeting minutes and staff findings into the decision. The applicant was told to proceed with the building‑permit process.
