The Bedford Planning Board on April 29 approved a lot line adjustment between two existing parcels on Old English Road.
Trevor Yanda of Meridian Land Services described the proposal as an equal-area swap of roughly 10,000 square feet that increases usable side and rear yard for each property without changing lot area or frontage. The two lots retain existing septic systems and wells, and staff determined the application poses no regional impact.
Because both parcels are developed and the requested change does not alter lot area or frontage, the applicant requested relief from three technical submission requirements in the land development control regulations: contours, soils/topographic mapping, and wetland delineation. The board first voted to grant those waivers, finding the omitted materials would not provide material benefit for already developed lots.
Priscilla Malcolm then moved to approve the lot line adjustment as shown on plans prepared by Meridian Land Services (last revised 03/14/2024), with standard conditions to be completed within one year prior to plan signature: a licensed surveyor letter certifying monumentation (or submission of the final plan showing bounds), payment of recording fees, and signatures of all property owners. The motion was seconded and passed.
The board incorporated staff findings and meeting minutes into its decision and set the usual plan‑recording requirements as conditions of approval.
