The Madison County Board of Supervisors voted to approve the final plat for the Frame Subdivision, a proposed three‑lot subdivision totaling 19.55 acres owned by Steven and Sandra Frame.
Planning staff summarized the application during a public hearing: the property contains a two‑story farmhouse built in 1856 and a detached garage built in 1978. Staff said no portion of the proposed plat lies within a FEMA floodplain and that the county engineer approved driveways from Juniper Trail for Lots 2 and 3. Staff noted the CSR2 soil rating of the platted area is 48.89, which is below the comprehensive plan’s 70 CSR2 rating threshold.
Staff explained the 1978 garage "shall be moved or removed" to meet setback requirements once the current occupant no longer needs it; supervisors asked staff to clarify on the record that the recommendation applied to the garage, not the historic farmhouse, to avoid future confusion. After the hearing, Supervisor Diane moved to approve the final plat; the motion was seconded and approved by voice vote.
The board’s approval allows recording of the final plat subject to the conditions noted in the staff report. Staff said related easements and driveway access arrangements will be documented in the plat paperwork.
