Utah County Recorder’s Office demo shows new Property Watch email notifications

Utah County Recorder’s Office staff demonstrated a new free service, Property Watch, that lets property owners subscribe using a property serial number and receive email notifications with PDF copies of newly recorded public documents for properties they choose to monitor.

The presenter walked commissioners through the subscription flow: users search by serial number, name or business, enter the serial number and an email address, verify that email, and then receive notifications about new recorded documents that hit the property’s abstract. The recorder’s office emphasized the service is informational and not designed to prevent fraud; protected records remain excluded and the office reserves the right to terminate access.

Why it matters: Property Watch makes recorded documents easier to find for owners and interested parties by pushing alerts and document copies directly to an email inbox rather than requiring repeated manual checks of the recorder’s website.

During the demo the presenter showed an example recorded document and described verification emails, a list of active subscriptions and the ability to unsubscribe. "This is to make the citizens aware that have subscribed when there is activity on their abstract," the presenter said, summarizing the service’s purpose.

The presenter also described recent operational improvements: staff made the office compliant with statutory entry and recording timelines as of January 2022 and mapping work now updates recorded parcels within about two weeks of recording. The presenter credited additional staffing and legal review of the service’s terms and monitoring controls.

Commissioners and staff tested the subscription during the meeting and confirmed the search‑and‑subscribe flow worked, including email verification. The presenter said the county will monitor subscriptions and usage and that questions should be directed to recorder’s staff.

Next steps: The recorder’s office rolled the service into the county website and said it will field questions from the public and department staff as needed.
