Commission approves Oats View Estates Platt A two-lot subdivision with road and agricultural-use conditions

The Utah County Commission unanimously approved agenda item 17, the Oats View Estates Platt A two-lot subdivision, after a brief staff presentation, public comments and a formal motion on the floor.

Ryan Harris, with county community development, told the commission the proposal is a two-lot subdivision that meets county code requirements, including water dedication, and has received approvals from the health department, public works and the county attorney. Harris said the existing property totals 22.64 acres and the subdivision will create an 11.44-acre parcel plus two remnant parcels; those remnant parcels must carry recorded notices restricting them to agricultural use.

"It's gonna be a 2 lot subdivision. They're meeting all the requirements in the code, including the water dedication," Harris said.

During public comment, Marie Cox said she lives just south of the proposed subdivision and asked whether the nearby road (8400 South / Sunridge View Lane area) will be improved; Harris responded that developers will be required to improve the roadway to county standards and that the required road width is 56 feet. Nearby resident Tom Patton noted that property owners along the road had previously deeded property to widen the right-of-way.

A commissioner moved to approve agenda item 17; another commissioner seconded the motion. The chair called the vote and announced the motion passed unanimously.

The approval is conditioned on the staff report’s findings and on recording the required notices of agricultural use for the remnant parcels and completing required road improvements to county standards. No further public hearings were announced at the meeting.
