The Yellowstone County Board of County Commissioners granted conditional preliminary approval June 13 for the Highland Ranch Subdivision second filing, which will subdivide existing large lots to create a total of 10 residential lots.
Dave Green presented the application and said the property already has paved roads, two access points and a 30,000-gallon dry hydrant installed with the first filing. The planning department recommended conditional approval subject to seven conditions: update SIA language to notify future owners about water/septic and stormwater requirements; provide the correct cash-in-lieu parkland payment before final plat approval in accordance with Section 10.6; coordinate central box/postal service locations with the United States Postal Service; obtain a weed inspection from the County Weed Department; allow minor SIA formatting changes; ensure compliance with Yellowstone County subdivision regulations and State of Montana administrative rules; and complete paperwork with Public Works and Yellowstone Finance to include new lots in the RSAD for maintenance of the dry hydrant.
Commissioners moved, seconded, and approved the conditional preliminary plat with the corrected conditions. Green said the applicant will address the listed items prior to final plat approval.
The board's action allows the developer to continue toward final plat if conditions are met; final approval will depend on satisfying the specified items, including payment of parkland cash-in-lieu and coordination with state and county agencies.
