On June 19 the Yellowstone County Commissioners granted conditional approval to the Clarkstone Commercial Subdivision preliminary minor subdivision, which would create four new commercial lots from an existing parent tract located about two miles south of Laurel.
Kermit, representing the City of Laurel Planning, told the board that Jim Stevenson filed the preliminary plat and that the parcel is subject to an agricultural covenant that would be lifted as part of the review process. Kermit said the Laurel City-County Planning Board and county staff reviewed impacts on agriculture, local services, natural environment and wildlife, public health, safety and welfare, and recommended conditional approval with the conditions listed in the staff report. "...the Laurel Planning Board recommends the Yellowstone County Commissioners grant conditional approval of the preliminary plat Clarkstone commercial subdivision and adopt the findings of fact as presented in the staff report," Kermit said.
A commissioner moved to grant conditional approval of the preliminary plat and adopt the staff findings; another commissioner seconded and the board voted 'aye' to approve. County staff noted the subdivision must conform to the city-county growth policy and the county's subdivision regulations, and follow the conditions in the staff report and SIA where applicable.
The preliminary approval advances the application to any required final plat step and any conditions must be satisfied before final recording of new lots.
