The Yellowstone County Board of County Commissioners conditionally approved the preliminary major plan for the Yellowstone River Ranch RV Park subdivision at its Aug. 15 meeting, subject to six conditions outlined by county planning staff.
Planning presenter Mister Green described the project as an RV park-style lease subdivision located a little over 1.5 miles from the Pompeys Pillar turnoff. "They are proposing to create 36 spaces," he said, and added that the project would include a dry hydrant system and a public road section that will be subject to an RSID for maintenance. He said water, septic and stormwater will require Montana Department of Environmental Quality approval.
The planning board recommended conditional approval with six conditions: MDEQ approvals for septic/water/stormwater; an RSID to maintain the public road section; inspection and RSID for the dry hydrant; a county-weeds assessment and control requirement; standard minor changes to the subdivision improvement agreement and documents; and a final plat conforming with Montana subdivision regulations and administrative rules. County commissioners voted in favor of the conditional approval by voice vote.
Staff noted the subdivision will not create individual record lots but a layout for leased RV spaces, and that maximum stay durations will follow state rules (the presenter referenced a 14-to-16-day limit). The board asked no additional questions at the meeting.
