Dave from the Planning Department presented a site plan for a cold-storage ("slate storage") project proposed on 60 Fourth Street, a parcel described in the staff report as just over 38 acres north of King Avenue and south of Cott Construction. Dave said the plan includes one building with an office and bathroom and multiple non‑utility cold-storage units, plus outdoor RV and vehicle storage.
Staff told commissioners the site lies outside the zoning that allows buildings for lease or rent unless the proposal meets the county’s applicable requirements; the developer will need an access permit from the county public works department and must satisfy MDEQ stormwater-management requirements. Staff recommended conditional approval contingent on receiving required stormwater documentation and public-works notification.
Commissioner Jones moved to conditionally approve the building-for-lease-or-rent application for slate storage and to adopt the staff report findings; the motion was seconded and carried by voice vote. The board included the staff condition that the applicant provide MDEQ stormwater approvals and evidence of compliance to the county before recording the plan and proceeding with construction.
