Planning Commission approves two Regents Park items, including rezoning and revised final plat

Leawood — The Planning Commission approved two land-use items for the Regents Park development on Tuesday: a rehearing and correction to a prior rezoning (Case 106-25) and a revised final development plan and plat (Case 117-25).

Case 106-25 was returned to the commission because a legal-description error in the published notice showed the site acreage incorrectly. Senior planner Carrie Kenneler said the project was unchanged from the earlier approval and that the corrected legal description reflects the gross acreage as 4.66 acres. Tim Tucker of Phelps Engineering told the commission the discrepancy resulted from a clerical change on a final plat and that he accepted the stipulations on file. After no public testimony, the commission approved the case.

Case 117-25 is a revised final development plan and plat for Phase 5 of Regents Park, converting units previously shown as twin villas into seven detached single-family lots. Staff reported the revised final plat complies with previously approved deviations from the Leawood Development Ordinance; the commission approved Case 117-25 and forwarded it to the governing body for final action.

What this means: The two approvals reconcile a publication error in the rezoning notice and move the revised final plat forward so the developer can continue final plat processing. Staff noted landscaping and final plan details will be addressed at the final-plan stage.
