Joe Andralitis of Andralitis Mixon Architects and project representative Jennifer Steinmert presented the project, which would add floor area and create residential units while restoring historic storefront character. Commissioners reiterated their prior support from a pre‑application review and suggested the applicant refine details in subsequent staff‑level hearings. Planning staff reminded the commission that pre‑application comments are advisory and that the staff hearing officer will consider compatibility and modification findings under the adaptive reuse provisions.
The motion to continue to the staff hearing officer included an explicit statement of support for the requested modification; the motion passed by roll‑call vote. The item will return to staff procedure and the applicant will proceed with required project design approvals and entitlements.
