Council approves tax‑abatement actions, sports facility upgrades and a commercial rebate for shopping‑center improvements

The council approved several economic development and capital items during the meeting.

Economic incentives: Council extended a one‑year tax abatement for Roush & Pausch LP (projected $25 million investment and 73 jobs) and approved an amendment to a previous tax‑abatement agreement for Chin Hua Auto USA to reflect an increased planned investment (from $114 million to approximately $210 million) while retaining the previously projected 50 jobs.

Commercial development agreement: Council approved a resolution authorizing a commercial development agreement with Opelika University FC Property LLC that includes a rebate of $300,000 tied to tenant and appearance improvements to an existing shopping center. Staff said the action cancels approximately $1.65M of remaining obligations to the prior property owner and represents a net saving; the applicant described plans for parking lot repairs, lighting, landscaping and tenant improvements estimated at roughly $750,000–$1.3M, and said the work will help attract higher‑quality tenants.
