Keller council denies rezoning for proposed auto‑repair tenant on South Main Street, 7-0

Keller City Council unanimously denied a zoning change request to reclassify approximately 1.22 acres at 1661 South Main Street from commercial to planned development (light industrial) that would have allowed a minor automotive repair tenant (Integrity First) to occupy a 7,300‑sq‑ft building.

Staff explained the proposed PD would limit uses largely to minor automotive repair while retaining most commercial uses. The applicant's consultant said the building is well suited for a small repair operator and noted reinvestment potential for a long‑vacant property.

Several area business owners and residents opposed the rezoning, telling council Keller already has many repair shops near this corridor and arguing the future land‑use designation calls for retail/commercial uses rather than additional automotive clustering. One speaker said Keller already has "more than 40 auto repair shops within a 3½‑mile radius," and urged council to preserve higher‑value commercial options.

Council members discussed surrounding zoning, the history of existing industrial uses near the parcel, and broader corridor redevelopment goals outlined in the city's Future Land Use Plan. Multiple councilmembers said that while activating a vacant property is desirable, converting this parcel to PD/light industrial would not align with long-term corridor objectives.

The motion to deny carried 7‑0.
