Owners seek redesign; 44 Country Ridge Road rear-addition case adjourned to December

Judy and Alan Halpern, represented by architect Jaira Volquez Colombo, requested a one-story, roughly 304-square-foot rear addition (described as a four-season room) at 44 Country Ridge Road that would encroach about eight feet into the required rear yard. The applicant said the addition would largely replace an existing patio footprint and be roughly 19 by 16 feet; the lot is flat and buffered by a dense line of evergreen trees.

Board members said the requested variance—roughly 31–33 percent—felt substantial and asked whether the program could be reconfigured (for example, reducing depth to 8 feet or using a longer narrower footprint) to meet required dimensions while still achieving usable interior space. The applicant said owners prefer the proposed size for year-round use with family gatherings and agreed to revisit dimensions with ownership.

The board accepted the applicant’s request to adjourn the matter to the December meeting so the design team can explore smaller or reconfigured options and return with revised plans.
