Staff said the parcel is small, currently wooded, and directly abuts RM‑2 parcels across the street. The proposed RM‑2 designation aligns the parcel with the neighborhood pattern and the corridor‑oriented guidance in the draft future‑land‑use materials.
Applicant Bryce Hicks said CG is not compatible with the low‑intensity residential street pattern found on Hawthorne Extension and that RM‑2 would be a better fit. Commissioners discussed the historical reason the parcel was zoned CG and noted the parcel’s practical redevelopment prospects are more viable under RM‑2. Several commissioners said the CG designation was anomalous relative to the adjoining properties.
The commission voted unanimously to recommend approval and will forward the recommendation to the Mayor & Commission for final action.
