Board allows 8‑foot‑2‑inch fence and reduced openness along Forest Lane

The Dallas Board of Adjustment on Nov. 4 approved two special exceptions for a property at 4609 Forest Lane: an exception to allow an 8‑foot‑2‑inch high solid fence along the street and an exception to permit the fence to have less than 50 percent open surface area. The board voted 4–0 on both items.

Applicant representatives said Forest Lane and the Welch intersection generate high traffic noise and frequent stopping; the board noted nearby parcels that side or rear onto Forest Lane already have taller, solid fences buffered by landscaping. Members required the applicant to submit final plans to building inspection and stressed that the decision was conditioned on compliance with the submitted elevations and materials.

Under the conditions adopted by the board, the applicant must provide final, permit‑ready drawings; the board administrator will mail a formal decision letter. The fence approval includes the typical compliance condition requiring the constructed work to match the final approved plans.
