Planning board approves ANR plan to divide 71 Holland Road property

The Planning Board of the Town of Lakeville approved an Approval Not Required (ANR) plan on April 10, 2025, to divide 71 Holland Road into two lots. John Romanelli of Zenith Land Surveyors presented the plan on behalf of property owner Frank Ashley.

Romanelli told the board the property previously included an old right-of-way known as Old Woods Road that had been extinguished by a superior‑court judgment recorded in the Plymouth County Registry of Deeds in January 2025. Romanelli provided a copy of that judgment to planning staff.

With the right-of-way extinguished, Romanelli said the parcel can be divided into two lots that meet the town’s zoning requirements. He noted there are no wetlands on Lot 1 and that frontage and setback requirements had been satisfied. After the applicant answered brief technical questions from the board, a member moved to approve the ANR and another member seconded. Board members voted in favor and the motion carried unanimously.

The board recorded the ANR approval and returned the meeting to the remainder of the agenda.
