North Ridgeville planning commission tables ordinance changing service-station rules; staff reports seven new business approvals

At a board meeting on Oct. 12, a North Ridgeville representative reported that the city planning commission reviewed Ordinance 2025-110 — an amendment to sections of the city's zoning code to update use regulations for automobile service stations and gasoline stations — and voted 4-0 to table the ordinance until its next regular meeting on Nov. 12, 2025.

Planning commission member Toth summarized the commission's Oct. 12 action and relayed that planning and development director Lieber had informed the commission of several administrative approvals. Lieber told the commission that seven businesses had received certificates of zoning compliance since the prior meeting, including a ballet studio, a child care center and preschool, a permanent makeup beauty studio, a gymnastics and tumbling center, an automotive service garage, a medical services group and a light assembly/distribution center. "These are exciting times for our growing community," Toth said.

Toth said the ordinance under discussion would amend North Ridgeville zoning code sections 1266.02, 1268.02, 1270.02 and 1272.04 to update use regulations for automobile service stations and gasoline stations. After discussion, the planning commission voted to table the item for further consideration; the commission's recorded vote was 4-0 to table to Nov. 12, 2025.

The report to the hearing body did not include further details of the proposed ordinance language or the reasons for tabling beyond the planning commission's stated need for additional review. The administrative certificates of zoning compliance were presented to illustrate recent business activity and permitting in the city; the report did not identify applicants or addresses for the seven approvals beyond the business types listed.

Because the planning commission tabled the ordinance, any change to use regulations for service stations will not be in effect until the commission revisits the proposal and the city follows any additional legislative or public-notice steps required by the city's zoning and legislative procedures.
