Planning staff presented the Pod I application, noting the 22-acre parcel is approved for 42 single-family lots (land use: Residential C). The ARB had previously approved the project’s overall site plan, amenities and entry/signage; the current petition requested ARB approval for a specific new model (two elevation options: “coastal” and “farmhouse”) and for exterior colors and materials consistent with earlier approvals. Staff said each model must meet the single-family minimum points (minimum required: 80 points under the village point system) and that the proposed elevations meet or exceed that threshold.
Thomas Chmoleski (Insight Studio) and a Pulte Homes representative described the model options; Pulte told the board that driveway hardscape would be a gray-tone paver (not terracotta), though the exact product choice was not yet finalized. A board member requested that the applicant confirm the paver selection and include it in the record; the applicant agreed to confirm the gray-tone paver and to include that selection in the approval documentation.
A motion to approve 2025-0021-ARB per staff recommendations, including confirmation that driveway color/materials would match the home palette (gray-tone pavers), was made and seconded. The motion passed 4-0 as recorded in the meeting.
Board members praised the model variability and said the elevations will add architectural variety in the community; staff and the applicant agreed to confirm paver details for inclusion in the final approval record.
