The Utah County Planning Commission approved Conditional Use Permit CU2025-10 on Oct. 21, authorizing three new agricultural storage bins and an elevator leg at an Alberta-area farm operated by Alberta Valley Ag, part of Farmland Reserve.
Planning staff described the proposal as three new storage bins to support ongoing grain storage and on-site feed production, and they noted an existing milk silo on the property. Staff said the storage bins are permitted in the Goshen Valley Planned Community (PC) zone but that any structures taller than 40 feet require a conditional use approval.
Brandon Anderson, general manager of Alberta Valley Ag, told commissioners each new bin would hold roughly 125,000 bushels and said the elevator leg that distributes grain would be the tallest component. Anderson and the design consultant, Zach Palai, explained the elevator supports maintenance access (stairs/catwalks) and expansion and said the elevator height planned on the proposed drawings is 122 feet while the three silos are approximately 64 feet tall.
Staff recommended approval subject to conditions. Commissioners amended the staff motion to clarify that the 122-foot measurement applies to the elevator leg and that the silos match the dimensions shown on the proposed plans; they also removed three numbered recommendations that staff said had been copied in error from another file.
The amended motion to approve the CUP with conditions passed in voice vote. The planning division will finalize the permit language to match the submitted and amended plan heights before issuing permits for construction.
