Councilors discussed a zoning map amendment for approximately 13 acres adjacent to Hartman Run Road, Everlasting Lane and the Morgantown Municipal Airport and agreed to place the proposal on a future council agenda.
Development Services director Ricky Jaeger told the Committee of the Whole that staff reviewed an application to rezone the parcels from I‑1 (Industrial) to B‑2 (Service Business). He said the B‑2 classification best aligns with development typologies envisioned under the comprehensive plan for a business and technology district along that corridor. Jaeger noted the applicant is present and that the planning commission forwarded the rezoning recommendation to council by a 4–1 vote.
A planning commissioner who dissented raised concerns about permitting residential uses under B‑2 next to the airport; staff and the planning commission said site plan review and possible aviation easements and other conditions could address airport compatibility at the development stage. Jaeger said that any significant development would require planning commission review and that site‑level conditions could be imposed during that review.
Councilors agreed to move the rezoning to the agenda; no final zoning map amendment was adopted at the Committee of the Whole.
