The Sugar Land Planning and Zoning Commission unanimously approved the final plat for the DW Sugar Land Entry Reserve at its Oct. 14 meeting.
Staff described the plat as a 16.26‑acre portion of the Ryhill/Del Webb master‑planned community. The section contains three reserves — a lift station, a detention pond and private streets (including Webb Parkway, the collector roadway serving the Del Webb community) — and includes no single‑family residential lots. Access to the section will be from Rye Hill Parkway.
Jessica (planning staff) provided an overview showing the development map: previously approved and recorded final plats were highlighted in red, preliminary plats in blue, and a separate replat of Bridal Parkway Section 2 (approved by the city but pending county approval) in orange. The green area shown was the final plat under consideration.
The preliminary plat for this section was approved on Feb. 27 with no conditions; staff recommended final approval tonight with no conditions. After no public comment and brief questions, the commission moved and approved the recommendation 7‑0.
The recorded reserves are intended to accommodate infrastructure: stormwater detention and a lift station for sanitary/utility service, plus private streets that will form part of the Del Webb subdivision’s internal circulation. The plat approval authorizes recording of the final plat once required signoffs and county approvals (where applicable) are completed.
Vote: 7 yes, 0 no. The motion was made by the Chair and the second was not specified on the record; the action was recorded as final approval of the DW Sugar Land Entry Reserve final plat.
