The Punta Gorda Code Enforcement Board found on May 28 that the property at 455 West William Street violated Punta Gorda Code chapter 26, section 8.11(b) (siding in disrepair) and chapter 9, section 9.2(a) (outside storage) and ordered the respondents to bring the property into compliance within 60 days.
Code Compliance Officer Frank Coppinger submitted 19 photographs as evidence, testifying that on April 7, 2025 he found siding in disrepair and outside storage including wood, building materials and propane tanks. He said the notice of violation was delivered by certified mail and reinspections on April 28 and May 27 found the violations remained. He submitted case costs of $15.93.
Co‑compliance supervisor Nick Faulkner told the board he believed siding replacement did not require a building permit but that removal of outside storage was required. The board found the city had established a prima facie case, then voted to find the respondents in violation and issued a cease‑and‑desist order for future violations. The board ordered compliance within 60 days and payment of case costs of $15.93 within 30 days, and warned that failure to comply may result in fines up to $250 per day plus applicable interest.
Board members discussed photographic evidence, a contractor truck shown in photos, and that one homeowner had informed staff they were seeking contractors but had not provided progress updates to code staff.
