The City Council approved rezoning a 6.69-acre tract west of Paso Del Rio subdivision to R-2 as part of the proposed MGA Subdivision Phase 2.
Crane Engineering filed the rezoning application on behalf of Desarroyos y Proyectos del Aguila LLC. Planning staff said the parcel is north of MGA Phase 1 and that R-2 zoning is the most commonly used district in recent local developments; the change from R-1 to R-2 adjusts minimum lot widths and rear setbacks but maintains single-family dwelling character. Staff said the proposed Phase 2 would contain 24 residential lots and one open-space lot and described the terrain as hilly and approaching the Rio Grande.
One representative, José Aranda, addressed the commission and said the Phase 2 lots would be consistent with Phase 1 R-2 lots. Staff reported that one notice was mailed and one letter was received in favor. The department recommended granting the rezoning; the public hearing closed at 6:08 p.m., a motion to grant the rezoning was made and the council proceeded, indicating approval of the rezoning request.
