Board signs agricultural-use covenant to create agricultural-only parcel in western Ravalli County

Ravalli County commissioners on June 10 signed an agricultural covenant to allow creation of an agricultural-use-only parcel for parcel number 75450 (SCA2025-017 Garber), as recommended by the Planning Department.

Planning staff summarized the administrative history: the county received the application in March 2025, approved SCA2025-017 with a declaration of agricultural covenant attached, accepted an amended map in May and scheduled the item for commissioners to sign the covenant document as required by local subdivision regulation.

Why it matters: Under the county'9s subdivision regulations, an agricultural-use-only parcel must be accompanied by a covenant that runs with the land, signed by the landowner and the county, and revocable only by mutual consent of the board and the landowner.

Board action

A motion to approve and execute the agricultural covenant associated with SCA2025-017 for parcel ID 75450 was moved, seconded and carried; commissioners signed the declaration as requested by planning staff.

Planning staff explained the landowner'9s intent was to prevent future development of the parcel; staff noted the parcel contains significant wetlands and historically had agricultural uses. The covenant will be recorded according to county procedures.
