Lebanon Commerce Center final plat cleared pending water-line design from utility district

Planning staff and the developer told the Lebanon Planning Commission that the Lebanon Commerce Center preliminary and final plats — a proposed three‑lot subdivision on about 55.93 acres at 6991 and 7195 Franklin Road — have no remaining planning comments but cannot receive final signatures until the public water-line design and the locations of required improvements are finalized by the local utility.

Staff noted that the Gladeville utility district indicated the public water‑line design has not yet occurred and that the location of improvements has not been finalized. “This will need to occur prior to receiving final signatures for the final plat,” staff said.

Tom Santonello, representing Maris, told the commission that the plat proceeds in conjunction with the site plan approved last month and that the developer is working with the utility to finalize the layout of lines. “We recognize that that's something that we'll get finalized before getting signatures for the plat,” Santonello said.

No additional action was recorded on the record at this meeting; staff reiterated the requirement that the utility design be finalized before signatures are issued.
