The Lee County Board approved an amendment to the county zoning code to create a Technology Overlay District and voted to send a residential-to-agricultural rezoning petition for a parcel on River Lane to the zoning hearing officer.
During the zoning and planning report, the board described petition 25-PD-1647 filed by Donald and Annette Early for property identified as Penn 16-07-01226-004, commonly known as 602 River Lane in Palmyra Township. The petition requests a map amendment to change the parcel from R-2 single-family residential to AG-1 rural agricultural “for the purpose of raising and keeping livestock and or farm animals.” The parcel was described as “approximately 4.14 acres in size.” Board member Mister Copean moved to send the petition to the zoning hearing officer; Mister Gascoyne seconded the motion, and members voted “Aye.” The chair declared the motion carried.
Separately, the board voted to amend Title 10, Chapter 8 of the Lee County Code of Ordinances by creating standards for a Technology Overlay District (petition 25-PC-79). Nancy moved the ordinance and Kitson seconded; the board voted “Aye,” and the motion carried.
County Services Committee earlier discussed petition 25P1648 from 1 Energy Development LLC, which requested only a text amendment to an existing special-use permit to change the project’s duration and to recognize Edelina Solar Illinois 2 LLC as project owner. Committee members were told the zoning administrator, Allison, may consider such text amendments administratively if the changes are minor. The committee agreed the zoning administrator would report any administrative changes in future committee and board reports to maintain transparency.
No appeal or final ordinance adoption language beyond the board votes was recorded in the meeting; the petition for 602 River Lane will proceed through the zoning hearing process and any required public hearings.
