The commission reviewed allowed nonresidential uses in commercial districts and reached two substantive directions: keep indoor self-storage as a special use and remove car dealerships from the B‑2 permissions in the draft.
Staff explained that indoor self-storage is currently treated as a special-use option in B‑2 and permitted within the WGA as part of a planned-unit development (PUD). Commissioners said retaining self-storage as a special use would preserve the Plan Commission and Village Council’s ability to require screening, buffering and design conditions. Several members recommended screening and design standards for any future self‑storage proposals.
On car dealerships, commissioners signaled they did not want those uses permitted under the B‑2 zoning and directed staff to remove car dealerships from the list of permitted uses. Staff noted that very large commercial projects in the WGA would in any case be processed as PUDs, which provides additional design oversight.
Staff will update the use table and the draft language to reflect the commission’s direction and to include PUD and screening requirements as appropriate.
