The Planning and Zoning Board unanimously approved a site plan for a freestanding Culver’s restaurant at Village of Mayfair, located at the corner of Pembroke Road and Hiatus Road in Pembroke Pines.
Architect Manny Sinalovsky presented the 4,500‑square‑foot restaurant plan, saying the project will occupy roughly 1.35 acres of a 3.57‑acre undeveloped parcel and include a dining area, kitchen and two drive‑through lanes. He told the board the applicant had previously received a variance reducing drive‑through stacking from five vehicles to four behind the ordering board.
Sinalovsky said the plan includes substantial perimeter and interior landscaping, a covered outdoor seating area and a dumpster enclosure designed to match building materials. He said the submittal complies with parking requirements and in fact “we actually, exceed the parking requirement by a few spots.”
The applicant said signage included in the site plan meets code; the team plans to return to the board later for a separate signage variance for a larger menu board and optional additional signs. Board members asked about traffic and neighborhood impacts; the applicant said traffic studies were performed and revised during DRC review and that Raintree neighborhood emergency access gates remain locked and will not be used as part of the restaurant access.
Member Doris Gonzales moved to approve the site plan; Member Goldich seconded. The motion passed unanimously.
