At the start of the Board of Zoning and Building Appeals meeting, the North Ridgeville Planning Commission reported actions taken at its June 10, 2025 meeting: approval of amendments to the master tree plan and two development matters, including a rezoning for property at 35544 Lorraine Road and preliminary approval for a new North Ridgeville High School site plan subject to conditions.
Planning staff reported the first item (PPZ2025-034) concerned owner Michael Moyse/Dobie Pallets and proposed rezoning parcels on Lorraine Road from I-2 (light industrial) to R-1 (residence) for portions of parcels 07-00-024-101 and 07-00-024-101-109; the commission approved the rezoning 4-0. The second item (PPZ2025-0357) involved the North Ridgeville City School District’s proposal to construct a new high school at 34610 Bainbridge Road and demolish the old high school. The commission approved that application 4-0 with four conditions: define bike parking and crosswalks on the site plan; have the lighting plan administratively reviewed for zoning compliance; update the landscaping plan to ensure a dense buffer along Pitts Boulevard properties in consultation with the city arborist; and provide a 4-foot-wide end cap for each row of parking spaces in all parking lots.
The planning director’s report to the appeals board summarized the commission’s votes and conditions and closed with no further action requested of the appeals board on those items. The commission’s actions set the zoning and site-plan expectations for subsequent permitting and any hearings that may follow.
